Strata & body corporate tree care

Tree care strata committees can rely on.

True Roots looks after trees for strata schemes, body corporates, townhouse complexes and apartment buildings across Sydney. We provide clear quotes and arborist reports for the committee or manager, work safely in tight common-property settings, and keep disruption to residents to a minimum.

Strata tree work has its own challenges — shared boundaries, limited access, parked cars, resident safety and the need for clear documentation for the committee and insurer. We handle all of it: assessment, written recommendations, scheduling notices and the works themselves.

From a single hazardous tree over a carport to a full common-property maintenance program, we make it easy for managers and owners corporations to keep trees safe, compliant and looking after themselves.

What we do

Common-property trees, managed properly.

Safe removal of dangerous, dead or overgrown trees on common property, with rigging for tight access.

Pruning & canopy management

Arborist reports for committees

Written AQF Level 5 reports and recommendations to support committee decisions, budgets and insurer requirements.

Maintenance programs

Scheduled, budgeted tree and grounds maintenance so common areas stay safe and presentable year-round.

Why strata chooses True Roots

Easy for strata managers to deal with.

Fully insured

$20M public liability and workers compensation — protecting the owners corporation and residents.

Committee-friendly

Clear quotes, written reports and proper invoicing that make decisions and approvals straightforward.

Low disruption

Tidy, considerate crews who work around residents, parking and access and leave the site clean.

Strata tree responsibilities

Whose tree is it — and who approves the work?

Strata tree work comes with its own questions: common property versus lot, shared boundaries, by-laws, council approval and insurer expectations. We make it clear so the committee can act with confidence.

As a general guide, trees growing on common property are usually the owners corporation’s responsibility, while a tree inside a lot may be the owner’s — but it depends on the strata plan and by-laws, so it’s worth confirming before works are approved. Boundary and neighbour trees add another layer. A clear AQF Level 5 arborist report sets out the condition, the risk and the recommended works, which makes committee decisions, budgets and insurer conversations straightforward.

Most Sydney councils — including Georges River, Sutherland Shire, Bayside and Canterbury-Bankstown — also protect trees over a certain size on common property, so some works need approval. We’ll tell you what applies, prepare any report required, and lodge the application on the scheme’s behalf.

Quoting the committee can act on

Every strata quote is written for your scheme.

We don’t do flat rates. We assess each tree and site on its own access, risk and protocols, then give the committee a clear fixed price and a written recommendation to approve. No call-out fee, no surprises at the AGM.

Site & access

Tight common-property access, carports, parking and shared boundaries all shape how the work is done.

Tree size & risk

A small hedge differs from a large, failing tree over a building — each is treated with the right protocols.

Written report

Clear AQF Level 5 recommendations and options so the committee and insurer can decide and budget.

Scheduling & notices

We coordinate timing and resident notices to keep disruption to parking and daily life low.

Approvals

If council approval is needed, we factor it in and handle the application for the scheme.

Documentation

Insurances, reports and proper invoicing to the owners corporation or managing agent.

Where we work

Strata tree services across Sydney — St George to the Shire.

Mortdale-based and local — we look after schemes across the St George area, the Sutherland Shire, the North Shore and the Inner West.

Strata questions

Good to know.

Do you provide quotes and reports for the committee?

Yes — we provide clear written quotes and AQF Level 5 arborist reports suited to strata committees, managers and insurers, so decisions and approvals are easy.

Can you work in tight common-property areas?

Yes. We’re set up for tight access — rigging, compact machinery and careful planning around buildings, carports, parking and shared boundaries.

Do you handle resident notices and scheduling?

We help coordinate timing and resident notices, and work to minimise disruption to parking, access and daily life.

Are you insured for strata work?

Yes — $20M public liability and workers compensation, with documentation provided to the owners corporation or manager on request.

Who is responsible for trees in a strata scheme?

As a general guide, trees on common property are usually the owners corporation’s responsibility, while a tree within a lot may be the owner’s — but it depends on the strata plan and by-laws. Our written report makes it clear so the committee can act with confidence.

Can you invoice the owners corporation or strata manager directly?

Yes — clear quotes and proper invoicing suited to strata, billed to the owners corporation or managing agent however you prefer.

Can you provide a report for an insurance claim or storm damage?

Yes — AQF Level 5 arborist reports documenting the tree’s condition, the cause and the recommended works, suited to insurers and committees, with 24/7 storm response when it’s urgent.

Do you offer scheduled maintenance contracts for our scheme?

Yes — budgeted, ongoing programs with inspections and documentation so common-area trees stay safe, compliant and presentable year-round.

Why strata schemes stay with us

Good strata tree management comes down to paperwork and predictability: committees need quotes the AGM can approve, arborist reports that satisfy insurers, and crews that turn up on the scheduled day without disrupting residents or parking. That is exactly how True Roots runs strata tree work — one contact, documented scopes, photos on completion and invoices that match the quote.

Strata tree management that keeps the committee out of trouble

Annual inspection and report

Every tree on the scheme assessed by an AQF Level 5 arborist, risk-rated and scheduled, so the committee has a defensible record.

Council applications for the scheme

Lodged in the scheme’s name with our report attached; we attend the meeting if the removal is contested.

Programmed pruning

Clearance, deadwood and reductions done as one scheduled visit with a fixed price the budget can carry.

Insurance-grade documentation

SWMS, certificates of currency and completion photos for the strata manager’s file after every visit.

From one-off removals to annual programs

Some schemes call us once for a dangerous tree; others put us on an annual program covering pruning, hedge lines, palm cleaning and mulching so common property stays safe and presentable year-round. Programmed strata tree management is usually cheaper per visit, and schemes on a program tend to renew year after year for that reason — the crew already knows the site, the access and the strata manager’s reporting requirements.
