As a general guide, trees growing on common property are usually the owners corporation’s responsibility, while a tree inside a lot may be the owner’s — but it depends on the strata plan and by-laws, so it’s worth confirming before works are approved. Boundary and neighbour trees add another layer. A clear AQF Level 5 arborist report sets out the condition, the risk and the recommended works, which makes committee decisions, budgets and insurer conversations straightforward.
